LBO France has been developing an investment activity in French real estate for more than 25 years. Our teams have thus acquired a detailed knowledge of this market, particularly in the tertiary, residential and hospitality sectors.
We work across all asset types and through a wide range of investment structures: purchases of real estate assets, renovations, restructurings, new constructions, urban development projects, or acquisitions of operators in the sector.
From the outset, and thanks to the diversity of profiles and experiences of its members, the Real Estate team has overseen the management of the assets it acquires. Our investment philosophy focuses on value creation through a value-add approach deployed over two different time horizons, thus positioning us on all the opportunities identified by our teams: short-term through our White Stone FPCIs and medium/long-term through our Lapillus OPCIs. We are therefore targeting both projects to acquire real estate assets, but also to acquire majority stakes in the capital of companies in the real estate sector (operators, developers, etc.)
High environmental standards
Real estate is the first investment area in which LBO France has implemented its ESG approach since 2003, with a strong environmental focus and a constant ambition to obtain the highest levels of certification (e.g. HQE, BREEAM), in close collaboration with leading partners and service providers (architects, developers, construction companies, specialized advisors, etc.).
- The energy and environmental transition of the sector, in line with new societal needs;
- Strengthening inclusion in both access to housing and gender diversity in the real estate industry;
- Urbanisation and the development of sustainable infrastructure that meets new regulatory obligations while adapting to the needs of occupants.
High standards in terms of environmental norms
In October 2016, LBO France signed the Charter for Energy Efficiency in Public and Private Commercial Buildings initiated by the Sustainable Building Plan. LBO France thus joined the ranks of France's largest investors and users of commercial real estate by officially committing to an active energy-saving approach for the real estate assets it manages.
The Real Estate team is also behind the project to create the Newstone fund managed by LBO France, an impact fund dedicated to innovation in the real estate and construction sectors.

Hotel Management & Operations • Value-Add Corporate • 2021Acquisition of a majority stake in a leading hotel operator. Founded in 2020, Honotel has become one of the leading independent players in the French hotel industry, benefiting from expertise recognized by major hotel investors thanks to its key skills (management, monitoring, investment) covering the entire hotel investment and management value chain.

Residential (coliving) • Value-add • 2020 – 2023Creation of a portfolio of single-family homes as part of an operation by Colonies, one of the main players in the rapidly expanding coliving market, which offers new and sustainable solutions to expand the housing supply in large cities for young professionals.
Network 1 & 2
Offices • Value-add • 2018 – 2020Development of two neighboring office buildings in Bagneux, located at the foot of metro line 4 and the future line 15. These two assets, measuring 21,000 and 16,000 square meters respectively, have been awarded HQE Excellent certification and BREEAM Excellent certification.
